And so that is that.

I found out today from the Owner/Agent, with whom I left my number that the scumtards, who had the rent-to-own contract with them, had fled to Georgia. Well, Jethro was given a ride from Florida Prison System Transportation folks, and Olive Oyl took a Greyhound [so that's what the 28 bucks was for..] up to Fulton County to try and do the bail thing with nowhere to live and no money. I wonder how all that is going to work out for her?

So, when the local agent got here today, I went over, still sick as shit but determined to follow through with the plan. I brought my pictures and an entire CD of the damages and activities at the house, including the last "fuck you" bonfire and the mangy ass dogs. No really, they have nearly no fur and are covered in pus and sores.

It turns out that they are considering putting the property in a pool of ten or twelve others to sell in a block. I assured them that they would not be able to do that without having good faith negotiations with me first, as I have already prepared a complaint and filed it with the Clerk of Courts, stopping any action other than regular maintenance of the property.:judge:

This puts them in a bad position, since I already have an appointment with Code Enforcement on Wednesday to show them the condition of this unregistered rental property, complete with their addresses locally and the home office, as well as [now] three names and phone numbers of their employees. If they want to play with me, they end up replacing the carport, all the windows are busted so will need to be completely repaired with operators and screens. They will need to buy new appliances since the old ones have been sold for scrap, They need an air conditioning system since........ditto. They need a complete paint job inside and out, interior scrub-down with chlorhexidine diacetate or something equally vicious to get rid of the smell of animal urine and fecal matter, and the list goes on and on.

I'll be expecting a phone call very early on in the week since I sent a copy of my complaint, with the Clerk of Court time and date stamp USPS overnight certified mail, so if they try any midnight bullshit, the court will nullify the deal and force them to deal with me.

All in all, I think we just went in to the seventh inning here, and if I'm lucky, I get to walk away with the property for little more than a favorable inspection and proof of repairs, at least that is what I am shooting for. Wish me luck fellas!

How does Code Enforcement work ?

Here we just board it up until a new owner takes it on and they can live in squalor if they so choose. Just cant allow animals, children or other dependants to be kept in such conditions. We 'take them into care' but leave the owner(s) there if they are considered capable of looking after themselves.

And while Jethro and Olive are no big deal in the total scheme of things, i feel pity for them. Ok they ought to know better but at what point did 'the system' prepare them to be able to take care of themselves ?

We have had to over ride everything we have been told to work things out and there arent that many who get this far. Belief in the system is a hard nut.
 
The "system" isn't responsible for teaching them jack shit, their parents are/were.

Fuck 'em and feed 'em fish heads I say. They are both where they belong because they "made" their own futures; Fulton County Georgia. The most likely outcome is that the judge takes one look at this miscreant and gives him what he so desperately needs: Several years more of recreational prison rape, to remind him yet again why he shouldn't be a dick, and those same years to reflect upon his life as said dick-head to decide if he is in fact better off in side with three squares a day and a place to rest his head each day on [relatively] clean sheets. The whole clean sheets thing depends of course on the number of times his skinny, short frame attracts those brutal big black fuckers who have been pumping iron for fun in the prison yard fro the last twenty years. I suppose they could get pretty dirty in the five day window between changes if you know what I mean.

Do I sound heartless? Yes, I suppose I am. When I see someone ignore all good advice given him for nearly a year, and watch the same individual fuck up every single opportunity handed to him via favors from family and friends through the same period, it is incredibly difficult to have any other than no feelings for this loser. Maybe, subconsciously, this is what he really wants after all. It would allow him to escape a house with no A/C in Central Florida in the summer from hell, a shrew of a wife who does nothing but bitch an pick fights [I'll be witness to that] and three hot meals a day, and all of it at someone else's expense. For God's sake man, he will be able to get a college frigging education for free, watch cable TV for free, use a library that has every State of Georgia law book ever printed, and if he needs ones from other states, they are obliged by law to provide them. Sound like a country club? Well, minus the prison rape it pretty much is an all male country club. Federal prison is significantly different from State Prison from what I hear, and most guys who have been in will tell you it is nothing short of a vacation if you are connected.

So, I guess we'll see, won't we?

I have to agree with the "they made their bed" mentality. I understand it can be perceived as one of my short comings as a human, but it is a dog eat dog world. For thousands of years, stupid was supposed to get you killed. Through that law of nature - Survival of the fittest - every species weeds out the losers.

I just got a phone call from the little dirtbag who has been "tasking care of the dogs" [yeah....right] and he said that Jethro failed a drug screen here in Florida, was locked up on-site, which is unusual because they will most of the time give a guy a week to get his affairs in order before locking them up. After they locked him up here, he was transported pretty quickly to Georgia to sit in jail and wait to see a judge. Since he has no money, he will get a public defender who has a hundred other losers just like him on file, which means it is likely that he will only see sunlight through a slit window for the next 11 years. When you break parole on a second offense drug charge, you're fucked in Georgia because the judge will nearly always give you the rest of the sentence you were working off on parole to serve, even if it was the last week of your five year parole. The boy's fucked. At least he'll get some clean fucking clothes and a shower.

As for the dogs, Scott and I looked in through the broken windows and the house has been even more trashed since I saw it a week or more ago. The dogs have wiped out the inside, emptying lower cabinets, ripping up the ratty ass furniture to the point it can no longer be identified. There is dog feces and urine EVERYWHERE, and the whole place smells like a fucking kennel that badly needs cleaning. In addition, with the massive storms we have been having, the place has around a quarter inch of standing water throughout, which means only one thing in Florida without A/C: MOLD.

Since the appliances are gone, having been sold for scrap, and a lot of the wiring is also gone, having been torn out to sell for scrap, and the copper incoming lines are gone, having been sold for scrap, I think the local vandals may start to go in and finish the job.

Whet these idiots dis was to disable a couple of circuits, the dryer and the missing A/C unit, then pull all the wire, strip it and sell it for more beer and dope. What a bunch of idiots. For some reason, the power is still on, so if the local thugs go in and try to grap a feeder or something, because it looks disconnected, they are going to get killed or set the place on fire.

I am now certain that I have a strong chance to get this place and do with it as I will.
 
When the wind is blowing away from you, maybe you just burn the place down (after you get it). Don't bother w/ insurance, etc. Just rid yourself of it. Ask your pals at .county if they will allow a small fire...

Contact your local fire department. Most fire departments will burn down a house as a teaching aid for the local fire fighters.

the smell of a part burnt house, that was being lived in, is not good and seems to hang around for ages.

The thing that never fails to amaze me is how quickly a house ( home) becomes utterly useless in the event of the loss of power or water supply.

With power lost its pretty instant and an unused / unoccupied house quickly deteriorates if not carefully managed.

Its no wonder some suggest destroying the US housing surplus.
Good Keynesian policy that will fix everything apparently ............

That is only true since the advent of drywall and paper backed fiberglass insulation. Carpet doesn.t hel eigher. Bring back wood lathe and plaster, deep poarches for natural heat control, and proper roof slopes for drainage, a gravel bed under your raised footings and voila, there are houses that have stood in Florid with their cypress slat sheathing for a century or more. It's all about maximising profits and minimizing expense.

a house that was built before modern services will hold up because it was built from the experience and available materials of the day.
There was no aircon, just a logfire, a well and an outside dunny.

Drywall is cheap and fast but no good long term.
If a house gets flooded its likely cheaper to knock it down and rebuild for the price of a hotel, dryout, strip and refurb. They usually finish just in time for the next 100 year storm to strike and whoda thunkit, they get all flooded again.

I would rebuild any flooded house with materials that will withstand water but what do i know eh ?
 
Absolutely! That's why when I bought my first flat, I've bought dilapidated one in an century-old townhouse, and just refurbished it with all modern tech & cons, sans modern "cost-savers" - a plaster is a plaster there, not plasterboard, internal walls are brick (so you can't hear a person snorting on the other side), plumbing is welded copper (and insulated externally, and plastered inside the brick walls) etc, etc. Natural draft ventilation, good insulation. Half a meter thick, brick external walls.

This flat is unoccupied for about six years now, my family only uses it from time to time, as a holiday home. It sits unheated in winter (and we have proper winters in Poland - similar to Maine). And there's NOTHING wrong with it, not even the slightest hint of dampness or ill smell.

I did a lot of these refurbishments myself, though, they would be probably prohibitively expensive other way.

I suppose it will serve it's purpose well for another hundred years to come, easily.
 
I only wish you had managed to post videos of your neighbors before it came to an end.

I hope you are able to scoop up the other property and make your life a little more peaceful.

Actually, I have pictures of the interior devastation. After they were "escorted" off the property, a butter knife accidentally fell between the throw on the side door lock and the jamb, causing the door to mysteriously 'pop open'. Being the good neighbor I am, I ventured inside to insure there were no interlopers or vandals inside, looking to get in to trouble. I photographed the house in all of it's excrement covered glory, then left, locking the errant door behind me. I'll resize the pics and try to post them. I am sick about what they did to this home. I personally installed the ceramic tiles with Cole, the previous owner, and helped completely revamp the bathroom with a new floor and new plumbing lines all the way to the septic tank. He did not skimp on fixtures either, with a top of the line, low flow Kohler toilet and a beautiful pedestal sink using 120 dollar Moen waterfall faucets. These are now chipped and damaged and the finish on the Moen faucet appears to have been scrubbed with comet cleansers and a Brillo pad, ruining the satin finish.

The floors will survive, because we used 100% solids epoxy adhesive and 100% solids flexible grout solutions. These cost several hundred dollars more than traditional cementitious adhesives and grout, but his intention was to live in the house forever, so cost was relative to end product X lifetime. The windows are trashed and all require replacement. The water heater was left running with the copper lines cut away as scrap. This means it sat and cooked with no water inside, melting the dip tube and ruining the tank.

The walls are hammered in the place with the spare room needing a new sheet-rock job entirely. The insulation is wet because the carport demolition left the soffits open. All in all it is a disaster area.

it is like that in every welfare country. It is sad, but people in general, do not appreciate nor respect anything, what they didn't achieved by their own hard work - not always like that, but quite often. Here in Ireland, which despite being broke, handles welfare checks left right & center, it is the same story - cannot really tell you how often people who are collecting "housing benefits" or otherwise get's their housing "entitlements" paid by me (taxes), are literally ruining very fine houses & appliances they were given for fecking free, and then, gets them REPLACED every so often, because, well, you know, one CANNOT really expect person to live without a new kitchen appliances (even if they DESTROYED them in one year's time). Whereas me, well, since I am (still) stupid enough to work & pay my bills myself, take care of things so they will last - well, I might as well don't get anything for it.

Needless to say, every time I hear/see this kind of perversity, it makes my blood boil, to growl unconsciously, and my primal murderous instincts must be fought with all my will power, to stop them from surfacing.

I wasn't here to witness it, and Scott can be guilty of a little embellishment in the spirit of keeping your attention while regaling a story, but from what I gather, this morning was quite the show at he neighbors hovel.

So, we all know the Bodeens were unceremoniously yanked out of the house next door to me, and that was done by the Brevard County Sheriff, acting upon a complaint properly filed with the clerk upon accumulation of sufficient non-payment of a valid contract to "rent-to-own".

Yesterday, the Sheriff exhibited more than a little bit of disdain for these bacteria while "moving" the remnants of their "belongings" out of the property. When he asked her how the house came to be in it's current state, she demurred and tried to place the blame on the only person not present and able to defend himself and/or deflect some of the blame; Jethro. Jethro is currently locked up and facing something like eleven or twelve years for a parole violation, so "Jen" wasted no time throwing him under the bus for everything from the trashing of the property to the abandonment of the dogs inside. The cop was less than amused.

Admittedly stretching his authority, he calmly explained to her that if this property did not smell like a "field of lilacs" when they were done cleaning up the detritus, he would arrest her on the spot, at her job or at here "new house" [her sisters hovel] without hesitation. After some protesting, she sheepishly asserted that she would come back tomorrow [today] to finish. The Sheriff explained that she could not enter the property until he was there, and gave her a card telling her to call him a half hour prior so he could be there. According to Scott, the Sheriff shows up at 7:30 or so with about four buddies, waiting for sugar tits to show up. When she didn't show after an hour,k he dispatched a couple deputies to "get her".

Again, this is second hand but I consider it pretty reliable, albeit a bit more drama than likely happened, but a good tale nonetheless. So, the Sheriff Deputy comes back with Jen and her sister in tow, both of them crying. He lights in to her calling her a liar and screaming about wasting his time, explaining to her that she only has about six hours of real work if she 'drops the act' and gets hot working.

According to Scott, a truck showed up an hour later to haul off the waste they had piled up. The driver asserts that he "ain't their bitch and he's there to haul shit away and he "ain't loading a mother fucking thing".

The girls end up loading the shit covered cushions and matresses on the truck in about three different loads, and gather up another forty of fifty bags of shit between trips. All in all and at the end of the day, I walked over a few minutes ago with Scott and went inside. The place is a thousand percent cleaner than it was, although the non-shit related problems still exist, at least the place has been scrubbed and cleaned with some real vigor. Supposedly, they are to meet with Code Enforcement tomorrow to see what else must be done to bring this shit-hole in to compliance. This is where the authority of the Sheriff is finished, because he can't enforce a civil action without a judge's word, so I expect promises to be made, yet no action on the windows/doors/cabinets, etc. etc.

I am mildly amused at the help we finally got from teh fed up sherrifs department, but I expect that is just the culmination of their not being able to really do anything for the whole time these idiots lived there, so he used what he could to bust their chops and at least not permit them to leave this place looking like a crack den. I say good for them. Scott said the guy apologized for mot being able to do more and promised to continue ramped up patroals on our street. We thanked them for what they did and called it an afternoon. All in all, a good result I think. At least it's not going to become a hell hole where local kids will hang out and smoke dope.
