I understand that BUT,....$150-200K aint cheap either. And who want to live in a development like some of those posted? Just sayin........
 
If he's listening...renting is not a bad idea; but AirBnB has run its course. Quality has really dipped and people are re-discovering that professionally-managed hotels are more honest, cleaner and more dependable.

There's the old-school way - find a realtor who has a rental book. Many do in resort or popular areas - my parents used such an agency for years, renting out what they'd intended as their retirement home (but weren't interested in once they retired).

Cheap, is now relative.

Seems $350k is the new $40k.

FWIW, the house I bought and sold, quickly, in Buffalo...fercrissake...for $48k...a charming hovel is the best way to describe it...is now appraised by Zillow at $210k.

The two kids who bought it from me, still have it; so there's no real record there. Comps in the neighborhood...I didn't look; probably that's where Zillow got the figure.

I really does depend on the area. The thing about Prescott is that they get so many tourist there year round. It gets hammered by out of staters especially in summer and around Christmas. EVERY motel there is booked almost year round. ALL of northern AZ gets hammered especially in summer months (in AZ summer is March through October, Spring is Feb, Fall is Nov, Winter Dec & Jan). The hell hole of the greater Phoenix area is so hot everyone wants to get away most weekends. Prescott, Sedona, Flagstaff, Payson, Show Low, Winslow, Jerome, Strawberry, Heber & every other little berg become a bumper to bumper traffic jam EVERY weekend. In addition, they've built a massive amount of softball & soccer fields around Prescott & Prescott Valley so that the 6 million + out of PHX & TUC have a place to play during the "summer". They sure as hell can't do that in 115 degree temps.

But who knows, it could very well get turned into a rental.
